Choosing a construction finish level (FIN) is required; FIN-2 Select is recommended. Interior design (PKG) and smart home (DOM) are optional add-ons.

Reference packages defined for Casa Arena; their application to each residence, brands, models and prices are confirmed in the private offer.

Construction finishes

	The home’s standard, with durable materials suited to Baja California Sur. A calm, coherent foundation.	A visible upgrade in flooring, bathrooms and kitchen, consistent with the home type. This is the recommended level and the default in the offer.	The top of the approved catalog: stone, millwork and metalwork. Changes outside the catalog are handled as change orders.
Flooring	Residential-grade porcelain tile or rigid vinyl; slip-resistant in bathrooms and outdoors.	Large-format porcelain tile (60–90 cm / approx. 24–35 in) or higher grade, in the same base tone.	Approved natural stone or engineered wood suited to a coastal climate.
Walls & ceilings	Plaster with matte paint in a sand–greige tone (one system).	Expanded palette of 2 to 3 approved tones; selected moldings and detailing.	Feature wall in microcement or stone (one area); ceiling detail per home type.
Bathrooms	Solid-surface or quartz countertop in the base selection; residential fixtures from the base line; tempered-glass shower enclosure.	Premium-grade quartz countertop and elevated millwork; elevated fixture line.	Approved natural-stone countertop; top-line fixtures from the catalog.
Kitchen	Melamine or laminate cabinets with soft-close hardware; FIN-1 built-in appliance package.	Quartz countertop; oak-veneer or lacquered cabinets; FIN-2 built-in appliance package.	Natural-stone countertop; solid-oak millwork; FIN-3 built-in appliance package.

PKG-A

Essential

Interior design plus core furniture and equipment: living areas, primary bedroom and light kitchen.

Design: Concept and moodboard, material palette, layout and specifications by area; purchasing and installation coordination.
Living room: Modular sofa, 2 lounge chairs, coffee table and 2 side tables; textiles, art and decorative lamps (selection).
Dining: Table with 6 chairs.
Primary bedroom: King bed with mattress, 2 nightstands and a bench.
Light kitchen: 3 island stools and a freestanding appliance package.
Primary bath: Bath accessories.

Not included (moves to PKG-B): foyer, bedrooms 2 and 3, bedding and towels, drapery, dinnerware and utensils, outdoor furniture and inventoried handover. Civil works, MEP installations and built-in closets are also excluded.

PKG-B

Turnkey Living

A complete handover: the home furnished and ready to inhabit. Everything in PKG-A, extended to the whole home, with textiles, housewares and inventoried handover.

Foyer: Console or bench, mirror or art, tray and entry rug.
Living room: Full living-room furniture, plus TV and basic audio.
Dining: Table with 8 chairs; dinnerware, glassware and flatware.
Kitchen: 4 stools, full appliance package, small appliances and utensils.
Primary bedroom: King bed, nightstands, bench and dresser; bedding, towels and drapery.
Bedrooms 2 & 3: Complete queen bed, bedding and drapery.
Textiles & décor: Rugs, textiles, art and decorative lamps (complete).
Bathrooms: Accessories in all bathrooms and starter amenities.
Outdoor & laundry: Outdoor lounge set; laundry accessories.
Handover: Handover binder, inventory, punch list, keys and starter consumables.

Not included: civil works, MEP installations, windows and doors, built-in closets, hardscape, pool or amenities.

Stackable optional modules (ADD): built-in closets, AV, outdoor dining, home office, washer and dryer, smart living.
